This campaign shows the highlights of 2719 Bow Hunter Drive in my one-of-a-kind marketing campaign with professional photographs that went to both Agents and Buyers.
Were there any Elephants in the room?
Well, let's see...
Bow Hunter was up against two new home communities that were selling at similar price points, so we were battling
new construction.
We were also battling the buyers' concern associated with the Military Cutoff Road extension being
built next to their community.
Using my Outside the Box approach, Bow Hunter was on the market Friday - multiple offers in on Saturday -
under contract on Sunday.

140 NE 3rd Street is a beautiful beach home in Oak Island. Now, most people would say a house on the beach
would sell itself.
Sadly, this was not the case.
Over the course of six years and a whopping 1,322 cumulative days on the market this home did not sell.
Now it was my turn...
By thinking outside the box and creating my "Money in your pocket, toes in the sand" campaign I was able to get the property sold in 34 days - mind you without a price reduction - and at over 98% of asking price.

Chapter 1
It is said "Timing is everything" and this is how 404 S 5th Street's story begins. My client signed on with me in December to list her Victorian Age home for sale.
December is a very busy time for everyone (don't get me started). So, how do I entice Agents and potential buyers to put down their wrapping paper, tape, and scissors to see this beautiful home?
Sometimes just free food does it but in December feasts are abundant.
So, I invite you to see my campaign for the 'Artisan Market and Give-Away'. I hosted an event that really was an open house. By advertising this fun open house, agents, buyers, and neighbors wanted to attend.
I like win-win situations...
I had Wilmington Artisans set up their tables in different parts of the home. Now, I have a fun way to guide them through all parts of the home.
Our local artists are now getting a chance to get their name and business out to a new public.
Also, I made sure each visitor filled out a raffle slip for each table to possibly win an item from that artist. Good for them and they got a chance to do some holiday shopping.
I wish I could tell you that this brought my client her buyer but it did not. What it did bring was very valuable feedback. What were both agents and buyers looking for and not seeing in this home?
Now, with this valuable new insight it was now time to reinvent and remarket the special property...

Chapter 2
Sometimes it's not about the physical property but about the lifestyle, culture and vibe of the home's location. That's the way it was with 404 S 5th Street.
I listened and heard the feedback. Brokers and buyers were unable to see themselves in the unfurnished living spaces in a way that reflected their downtown style and personality.
Action had to be taken. I won't desert my client and listing. So, we took a win-win-win approach (yes, a win x 3) and created an event that helped buyers and brokers to see 404 S 5th Street in a whole new way.
I partnered with a very talented interior designer who was ready to launch her home staging business.

We provided the foundation and she created the vision of a new home. (Win 1).
We then co-hosted a new and exciting open house for my client plus a launch party for our
designer's new business. (Win 2).
Oh, I'm not done. Along with a band, wonderful food, wine tasting, and a fundraiser to benefit a Wilmington, nonprofit organization the event was a success for everyone involved and, most importantly, helped us sell this home. (Win 3).
